<Job Responsibilities>
- Implement leasing smoothly based on the director's guidelines and stay updated on retail market trends throughsurveys and analysis, ensuring team members can meet their targets effectively.
- Lead staff in successful negotiations as planned, aiming for optimal company profit and tenant relationship establishment.
- Prepare and deliver precise and professional leasing/operational documents, procedures, and reports. Additionally, provide comprehensive training and closely supervise workload management for smooth operations.
- Analyze current mall performance, survey competitors, and track retail market trends to propose enhancement plans for existing malls and innovative ideas for future mall development.
- Manage overall operations and facilities, ensuring commercial properties are well-maintained.
- Oversee the quality of outsourced service providers (cleaning, security, landscaping, pest control, etc.).
- Balance revenue and costs to achieve profitability, while also coordinating tenant fit-outs.
- Identify and collaborate with service and procurement suppliers.
- Effectively communicate, support, and manage tenants' daily operations while nurturing positive relationships.
- Enhance operational efficiency according to actual conditions, thereby optimizing general management
- Evaluate current tenant performance and suggest operational improvements.
- Address tenant complaints, service requests, and collaborate with other teams for issue resolution and performance enhancement.
- Support the implementation of marketing and promotional strategies for projects.
- Fulfill other tasks assigned by superiors as needed.
<Necessary Skill / Experience >
・Language: English - Upper-Intermediate Level and above
・Education: Bachelor's Degree
・Experience: At least 3 years of experience in Commercial Operation Managing role.
