<Job Responsibilities>
• Ensure the project operates according to the Company's development orientation and strategy.
• In all cases, always put the interests of the Company first
• Responsible for all operational, financial, operational, and legal issues arising in the appointed project.
• Install software or applications to work according to the company's requirements.
• Ensure all service requests/needs from Tenants/ Residents and the Management Team are attended to and responded to promptly.
• Regularly update legal documents, under the law in the field of real estate management,
• Plan to recruit and train all necessary staff for The Management Team.
• Create a training plan period for the direct team at the project (Customer Service, Engineering, and service providers)
• Ensure the properties are satisfactorily maintained and cleaned according to building standards.
• Conduct weekly/ monthly inspections of the projects to ensure that they comply with the relevant fire and safety laws.
• Prepare/update/implement rules, regulations, and procedures according to Company policies.
• Plan, implement, and administer the property management program.
• Prepare and submit yearly Profit and loss budget to BOD/ the Developers/ BOC (owners).
• Represent the owner in all matters and dealing with the authority or any other person whomsoever in any way touching and concerning the general management.
• Deal with suppliers and ensure that services/ products are performed in a professional and timely manner.
• Ensure that all monthly/quarterly/yearly financial and management reports are prepared and submitted on time.
• Ensure that proper supervision of maintenance of all common services including the air conditioning system, fire equipment, swimming pool, electricity generators, security system, and all other common services relating to all projects.
• Record and attend to all Tenants/ Residents’ complaints, promptly and efficiently.
• Create relevant documents and prepare Resident Committee Meeting activities.
• Handle and increase good relationships with local government.
• Control negative statements and communication related to the Company and the project to the outside
• Fully participate in meetings convened by the Company/ Developer/ BOC related to the project
• Renew all contracts in the project in charge
• Other tasks as assigned by BOD/ Developers (if any)
<Necessary Skill / Experience >
・Education: Bachelor’s Degree or higher
・Language: English - Business Level
・Experience & Skills:
• At least 2 years’ experience in Property/ Building Management position
• Have a Certificate of Apartment Management & Operation (valid)
• Excellence in Property/ Building Management Rules/ Regulations and Vietnam Law
• Proficient Management skills
• Good at Communication/Negotiation with BOC/ Customers/ Residents/ Vendors/ Suppliers.
• Proficient in Office skills
<Preferable Skill / Experience>
・Having experience in - making Estimates & Finalization of annual business income and expenditure for Building Management
